Buying the Design Before the Fixtures
Shanghai Jinqiao Export Processing Zone Development published the winning bid for facade lighting consultancy services on a new commercial and office plot, awarded to Shanghai Bifu Lighting Engineering Design at 850,000 yuan. The notable detail is that the consultancy was procured as a standalone package, before any luminaire supply contract existed.
That ordering matters. When design is bought separately, the consultant writes performance criteria rather than product schedules, and the supply contract is then tendered against those criteria. It usually produces better buildings, and it changes what manufacturers need to bring to the table: evidence rather than samples.
What a Performance-Based Facade Specification Asks For
A design-led specification typically names three things. First, measured photometric performance: peak intensity, beam characteristics, and a stated colour consistency between batches. Second, environmental performance: the IP and IK ratings, the finish system, and the expected maintenance interval. Third, control behaviour: dimming curve, protocol, and fail-state behaviour if the network drops.
Overseas buyers evaluating this category frequently benchmark against Philips led flood lights because that tier defines the accepted language of facade performance. Translating that benchmark into the three criteria above lets any capable manufacturer compete, and it is the format most consultants will accept.
The one criterion often forgotten until commissioning is aiming tolerance. A facade luminaire with a fixed narrow beam and no adjustment turns a two-degree error in the bracket into a visible stripe that cannot be corrected without new hardware.
